The Spanish housing market continues to show signs of revitalization after the big drop it suffered in 2020 due to the outbreak of the coronavirus pandemic.

According to the latest figures published by the National Institute of Statistics (INE), in the whole of 2021, 565,523 home sales were recorded in Spain. This figure is 34.6% more than the previous year.

In 2020, home sales decreased by 17% year-on-year due to the effect of the Covid-19 crisis.

91.5% of the homes transferred by sale in 2021 were from the free market and 8.5% were public housing. The number of free homes transferred by sale increased by 35.2% compared to 2020 and the number of public homes by 27.7%.

20.3% of the homes transferred by sale in 2021 were new and 79.7% were previously used homes. The number of operations on new homes increased by 37.7% compared to 2020 and that of used homes by 33.8%.

Sales by region

The Spanish regions (autonomous communities) with the highest number of home transfers per 100,000 inhabitants in 2021 were the Valencian Community (1,992), La Rioja (1,845) and Andalusia (1,772).

The communities with the largest annual increases in the number of home sales in 2021 were La Rioja (42.7%), Andalusia (42.5%) and Cantabria (38.0%).

On the contrary, the Basque Country (15.8%), the Canary Islands (22.0%) and Asturias (23.5%) recorded the smallest increases.
