The Helsinki area and the rest of the country are two different worlds when it comes to house prices.

In the second quarter of 2020, prices of old single-family houses fell by an average of 1.3% from the previous year nationwide. But the evolution of prices is very different in Greater Helsinki, where prices rose by 7.1% and in the rest of the country, where prices fell by 2.2%.

Between April and June of this year, at the time of greatest restrictions due to the coronavirus pandemic, around 8% fewer transactions of old single-family houses were made than in the corresponding period of last year. In Greater Helsinki 16% fewer transactions were made, in the rest of Finland nearly 8% fewer.

Most of the population of foreign origin lives in Greater Helsinki, mainly in the capital city, Vantaa and Espoo.

These data derive from Statistics Finland’s Index of real estate prices, which is compiled by utilizing data from the real estate transaction register of the National Land Survey of Finland. The statistics cover single-family houses located on own plot.

Price per square-metre

In the whole country, the average price per square metre for old single-family houses was 1,597 euros in the second quarter of 2020. But again, there are huge differences between the capital and the rest of the country: in Greater Helsinki, the average price per square metre (3,152 euros) doubles that of the rest of the country (1,470 euros).

In the second quarter of 2020, prices of single-family house plots increased by 5.7% in the whole country from the year before. From the previous quarter, prices of plots fell by 1.8%. The average price per square metre for a single-family house plot was 21.2 euros and the average size of sold plots was 2,909 square metres.
